Epoxy vs. Concrete Sealer vs. Polished Concrete: Which Floor Finish Fits?

September 11, 2026| 5 min read| USA Concrete Co.

If you are looking at improving a concrete floor, you will quickly run into three options that sound similar but behave very differently: a concrete sealer, an epoxy coating, and polished concrete. Choosing the right one depends on how you use the space, what shape the slab is in, and the look you want.

Concrete Sealer

A sealer is a thin protective layer, either one that soaks into the concrete or one that forms a film on the surface. It is the lightest-touch option. Sealers help resist moisture and stains, keep the natural concrete look, and are usually the lowest-cost choice. The tradeoff is that the protection is modest, and the sealer wears down and needs to be renewed every few years, more often in heavy-use areas.

Epoxy Coating

Epoxy is a much thicker layer that sits on top of the slab. It comes in solid colors, decorative flake, and metallic finishes, so it changes the look of the floor completely. It resists oil, grease, and many household chemicals, hides small surface flaws, and wipes clean easily. Because it is a coating, it can eventually scratch or wear, and it depends heavily on surface preparation to stay bonded. When it does wear out, it can be recoated.

Polished Concrete

Polished concrete is not a coating at all. The slab itself is ground with progressively finer diamond abrasives, treated with a densifier, and burnished to a sheen. There is no film to peel, and the floor has a clean, natural look. It works best when the slab is in good condition, and it shows the concrete as it is, so cracks, patches, and color variation remain visible. It is also less colorful than epoxy.

How to Choose

Moisture Matters for All Three

Whatever finish you choose, a slab that is actively moving moisture upward will cause problems. Any good installer will check for it first. If you are not sure which option suits your floor, we can look at it in person.
